In a nutshell, it is the holistic pursuit of homes CENTRALIZED around the significant concern to have your children attend a top-rated school.
 
With my research on the best public and Catholic Mississauga elementary schools soon to be public knowledge, one may think that any real estate agent can now find a good home for your family in a credible school district. To a certain extent, this may be true, but there are also many other factors to consider when buying a home in Mississauga.
 
Let's not forget about the key role YOU bring to the development of your children. You love your children and want the absolute best for them. You want to give them the best possible headstart, education-wise. But children also need emotional development, and that starts with good parenting. And good parenting can be easier when just a few personal needs are addressed.
 
First of all, every parent wants more TIME. And the best way to get that, for many people, is to cut down on the time spent travelling to and from work. So we must consider where you work when we are looking for a home. Ideally, it will be close to a major highway or the GO Train. If you work in North York, we should be looking close to the 401. If you work downtown, we should be looking close to QEW or close to a GO Train station. This is a simple strategy that many agents overlook.
 
Secondly, is there one thing that you want in your home that will make you happier? The kids' educations may be your primary concerns, but if you could get one thing for yourself, what would it be? Perhaps it would be a basement room that you could convert into a home theatre. Perhaps it is backyard that is amenable to a nice vegetable garden. It could be anything... your wish list also needs to be considered because a happy parent is, more often than not, a better parent. 
 
Other factors to consider are the proximities to hospitals, shopping areas, community centers, and the airport. Airplane noise is much worse in some areas of Mississauga, and if that bothers you, that's a major concern of yours. Many realtors put "close to all amenities" in their listings, but this is not always the truth.
 
But if you're still reading this, then you most likely have children, and that remains the primary concern of yours. And there are other things to consider when you are seeking out the best school district.
 
If your child attends a school that is NOT K-8, then they will have to attend a middle school. I have not released the Middle School or High School rankings but they are accessible to any agent who does a little digging. There is at least one elementary school district in the Top 20 that is ALSO home to the second-worst middle school in Mississauga. And another Top 20 school feeds into the worst high school in Mississauga. This is information your agent should have. Also to consider is your proximity to the Unversity of Toronto at Mississuga, if that is in your future plans.
 
And maybe you believe that a child's school education isn't the be-all-end-all of their learning path. Maybe a healthy playing environment, like having a bigger backyard, or backing onto a park, is just as important. Maybe you'd prefer to be in a school district where the majority of the dwelling are detached homes.
 
I am so committed to this plan for young families that I have set-up my OWN search parameters to "search by school district". This is NOT an agent default like "Search By Neighbourhood" will soon be. This takes a LOT of work to set up, and I am sure that I am the only Mississauga agent to have done so. But now I can find the available listings in any Mississauga school district just with a click of a button.
 
This all part-and-parcel of the SCHOOL DISTRICT smartsearch plan. It's all about establishing what your OTHER main criteria are, and then incorporating it the best way we can into finding a home for your family in a proven, top-rated Mississauga school district. I don't know of a better way, outside of private school, to give your children the headstart every child deserves.
