Aggressive Strategies
Printing elegant feature sheets is just as much of an Aggressive Strategy as it is Targeted. The point is to spare little expense. A seller should really expect nothing less from a full-service real estate agent in Mississauga. And this Realtor should be working hard and aggressively to sell that home any way she can.

FACT Most sellers are completely uneducated about the monetary benefits of staging, and are hesitant to pay for a $200 consultation.
STRATEGY Pick up the tab myself. Staging is far, far too important to pass the seller by.

You can easily tell a staged home from an un-staged home, and truthfully, the difference is remarkable. Staged homes sell for 2-10 percent more (Wall Street Journal), or 5.8 percent more (Roanoke Times), or 7.4 percent more (StagedHomes.com). On a $400,000 property (using the Wall Street Journal figures), that’s $8,000 to $40,000 more in the seller’s pocket! But not only that, staged homes sell twice as fast! It is imperative that the seller is fully-informed about the benefits of staging, and it should come straight from a staging professional.

 

FACT Hype sells. Fear of missing out sells.
STRATEGY Aggressively populate the home any way you can. Set a blistering pace. Open Houses Saturday AND Sunday. The first two weeks are crucial.

1. Introduce all listings to the market on Thursdays, when the Real Estate section comes out in the News.
2. Put a "JUST LISTED TODAY" tab in the corner of the listing to stand out. Hardly any other Realtors do this.
3. Blister Craigslist and Kijiji with "Just Listed Today" ads on Thursday, "Just Listed Yesterday - Open House This Weekend" ads on Friday, and "Open House - First Viewing" ads on the weekend.
4. Email all other real estate agents in your database about the brand new listing for their buyers.
5. If the house does not sell on the first weekend, keep heavily promoting until sold, using Modern and Targeted Strategies.

 

FACT Leading-edge selling methods breed excitement, but familiarity breeds comfort.
STRATEGY Don't forget about all the other classic selling tools that have proven to work time and time again.

Virtual/video tours, signs on the lawn, lockboxes for easy showings, "Just Listed" flyers, and good ol' word-of-mouth... These are all traditional methods to sell homes, and they should not be ignored. The basic tools, like these, that most other Mississauga Realtors are concentrating upon are a beneficial supplement to the next-generation thinking that M:E:T:A Homeselling promotes.

REAL ESTATE HAS CHANGED.

It's time to change with it.
