A Realtor's goal is to sell your home for the price you want and as quickly as possible. The pricing suggestion is based on the comprehensive research of sales and listings that compare to your home. Data such as the average per square foot cost of similar homes, median and average sales prices, average days on market and ratios of list-to-sold prices, among other criteria, will have a large impact on what you ultimately decide to do. For instance, you may know that a home down the street was on the market for $350,000, but an agent will know it had upgrades and sold at $285,000 after 65 days on the market and after twice falling out of escrow.
Why You Would Choose a one-percenter (Over a Full-Service Realtor)
The one-percenter should be able to get you in the ballpark of where the market is currently. But if you feel that the ballpark-figure is too low, the one-percenter may not fight you on it because he just wants your listing. He may let you over-price your own home, because he will suffer very little ramification from it.
A Full-Service Realtor should not let you overprice your own home, unless TIME is of absolutely no issue to you. An over-priced home does not sell in most market conditions, no matter how nice you think it is. Selling your home can be a very stressful exercise, even with a Realtor by your side. The quicker, the better, usually.

Based on their experience in marketing and advertising, realtors know what strategies to use to market your home. And importantly, a house on the market that does NOT have an agent attached to it is actually worth 2% less because of the perception of non-accountability.
Why You Would Choose a one-percenter (Over a Full-Service Realtor)
If you believe that your house will attract enough buyers through MLS, then sure, go with a one-percenter. If you feel that you do not need any newspaper advertising (one-percenters cannot afford it, and if they do, it will be only once), and if you feel that your one-percenter knows enough and can do enough on social media to help sell your home, then go with that one-percenter. But please bear in mind... EVERYBODY overvalues their own home - this is only natural. But very little people have the same tastes as you, so you should NOT feel that if you can bring only a few people in that you can sell it.

Negotiating is difficult for most people, because it requires you to be flexible on your price and not to be emotionally involved. Top producing agents negotiate well because, unlike most buyers and sellers, they can remove themselves from the emotional aspects of the transaction and because they are skilled. It's part of their job description. Good agents are not messengers, delivering buyer's offers to sellers and vice versa. They are professionals who are trained to present their client's case in the best light and agree to hold client information confidential from competing interests.They use tools such as historic sales and listings data, current market trends, municipal rezoning applications and neighbourhood features, to establish a fair price with the buyer. Be sure you understand all the terms of the contract.

If negotiation is not important to you, it is OK to go with a one-percenter. If a one-percenter were skilled in negotiation, then they would most likely be a Full-Service Realtor.
A Full-Service Realtor negotiates FOR YOU, and they do it well. If they don't do it well, they will not receive any referrals from you, and referrals are half of a Realtor's business.

REASON #4 – CONTRACT EXPERTISE
If you decide to buy or sell a home, the offer-to-purchase contract is there to protect you and ensure that you are able to back out of the deal if certain conditions aren't met. For example, if you plan to buy a home with a mortgage but you fail to make financing one of the conditions of the sale — and you aren't approved for the mortgage — you may lose your deposit on the home and could even be sued by the seller for failing to fulfill your end of the contract.

As a Realtor we are trained professionals that are legally bound to fulfill their fiduciary duties to protect their client. Many of these fiduciary duties (Accounting, Confidentiality, Competence, Good Faith and Loyalty) are found in the Real Estate Business and Brokers Act, 2002. These fiduciary duties protect the buyers and sellers from false information. Furthermore, Realtors are obligated to continually take education courses to ensure the best service to their clients.
Why You Would Choose a one-percenter (Over a Full-Service Realtor)
The one-percenter is bound by the same fiduciary duties (but do not have the time or finances to continually update their knowledge base).
You are protected in many, many ways with a Full-Service Realtor. It is simply the safer choice.
